How much real estate really changes hands?

Before we get access to year-end 2012 numbers, it makes some sense to reflect on the real estate markets over the last 5 years.  According to Real Capital Analytics, over $860 billion of real estate traded hands in the last 5 years, with cap rates ranging from just over 6.5% upwards of 8% on apartment, industrial, office and retail properties.  (If you're interested in learning more about cap rates, here's a link from real estate investor Jon Swire.)
